Charleston Bad Credit Consolidation
John and his wife own a beautiful home. They have live
in this home for many years, but recently they have noticed that they
are losing some of their back yard due to erosion.
The recent rains in the area caused major mudslides near
by, however in John's area they just experienced some erosion. He
is concerned that if he does not do something soon, he might lose the
back yard and even his home.
He arranged for a soil engineer to evaluate the situation
and make suggestions regarding what he can do to protect his home.
After testing and evaluation, the engineer has suggested
a retaining wall that would be anchored into the hill side to prevent
further erosion.
He is getting a second opinion; however, he is convinced
that he must do something soon or risk losing his home. He is not sure
if his home owner's insurance would cover him in this kind of situation.
The second opinion is due any day, however John wanted
to find out if he can be approved for a loan that would help him pay for
the retaining wall and consolidate some of his credit card debt at the
same time.
He thinks that he will need around $80k, however he may
have to adjust this number depending on the final report and their estimate
of what needs to be done to protect his home.
A $80000 loan with an fifteen-year term and 4.549% interest
rate for John would cost him the following per month:
Loan Amount (principal) = $80000
Interest Rate = 4.549%
Term Length = 15 year
Monthly Payment = $614.00
Total Paid Back = $110519.99
Total Interest = $30519.99
John is in a very difficult situation. He needs to install
some sort of retaining wall to support his home and back yard. He does
have equity in the home that could be used as security, however because
of the problems he is experiencing with erosion, finding a lender will
be very difficult.
His credit rating is sufficient to support approval for
a loan and he has sufficient income to support the loan as applied for.
This loan will likely need to be a personal loan, non-secured, since there
is so much reluctance on behalf of the lenders to use the home as security.
John really did not anticipate having an erosion problem
not a problem finding a lender. He was expecting to use his home as security
and is dismayed that he will not be able to.
He and his wife are actually thinking about selling the
home at this point as soon as they get the engineers report and make a
decision regarding what to do about installing some sort of retaining
wall.
They really just do not want to deal with a problem like
this one which could get significantly worse. They will have to fully
disclose the problem and the solution regardless of what they do if they
put the home up for sale.
They will be making some decisions in the next few days
regarding their situation and the solutions available to them.
